Your New Home Is Not Clean

North Houston is one of the fastest-growing residential markets in Texas, with new construction communities popping up throughout Conroe, The Woodlands, Montgomery, and Willis. If you just closed on a new-build home, congratulations — but do not unpack a single box until you clean it properly.

Builders do a basic cleaning before handover, but their standard is "broom clean" — not "live-in clean." Construction dust, particularly silica from drywall, is embedded in every surface, inside every cabinet, and circulating through the HVAC system.

What Builders Leave Behind

• Fine drywall dust coating all surfaces including inside cabinets and closets
• Paint overspray on windows, hardware, light fixtures, and countertops
• Adhesive residue from protective films on appliances and countertops
• Construction debris in HVAC ducts — sawdust, insulation fragments, drywall particles
• Scuff marks on floors from worker boots and equipment

Room-by-Room New-Build Cleaning

Kitchen

1. Open every cabinet and drawer — wipe all surfaces with a damp cloth to remove dust
2. Remove protective film from appliances and clean adhesive residue with Goo Gone
3. Run the dishwasher empty on a hot cycle to flush manufacturing residue
4. Clean the oven interior before first use — manufacturing oils produce smoke
5. Wipe down all countertops and seal natural stone if applicable

Bathrooms

1. Scrub all tile and grout — construction grout haze dulls the finish
2. Clean toilets inside and out — they have been sitting unused collecting dust
3. Remove any caulk smears from tub surrounds and shower glass
4. Clean all mirrors and glass — paint overspray is common on bathroom mirrors

All Rooms

• Vacuum every floor surface — closets, pantry, utility room, garage
• Damp mop all hard floors twice — first pass loosens dust, second removes it
• Wipe all window sills, tracks, and frames
• Clean all light fixtures and switch plates
• Wipe down all door frames, doors, and handles

HVAC — The Hidden Problem

Your brand new HVAC system has been running during construction, pulling drywall dust, sawdust, and insulation fibers into the ductwork. If you do not address this, those particles will circulate through your home for months.

At minimum, replace the HVAC filter immediately after closing and again after 30 days. For best results, have the ducts professionally cleaned before moving furniture in.
