End-of-Summer AC and Air Duct Cleaning Guide for Texas

Group of people at a dining table enjoying dinner party

By September, your North Houston HVAC system has endured four to five months of near-continuous operation. Filters have been replaced monthly, but the components you cannot see — evaporator coils, condensate pans, and ductwork — have accumulated dust, microbial growth, and allergens that affect both efficiency and indoor air quality. This end-of-summer guide covers the cleaning and maintenance tasks that prepare your system for the transition to heating season and ensure you are not circulating months of summer buildup through your home all winter.

What Summer Does to Your HVAC System

A North Houston HVAC system running 16 or more hours per day for five months processes an enormous volume of air. Even with monthly filter changes, fine particles pass through and accumulate on evaporator coils, in condensate drain pans, and throughout your ductwork. Add Houston humidity, and you have conditions where mold and bacteria thrive in the dark, damp interior of your air system.

The end of summer — typically mid-September, when outdoor temperatures begin dropping below 90 — is the ideal time to address this. Your system is transitioning from constant cooling to intermittent use, and cleaning now ensures you are not pushing five months of accumulated grime through your home when heating season begins.

Homeowner HVAC Cleaning Tasks

Final Summer Filter Change

  • Replace your air filter one last time as summer ends
  • Consider switching from MERV 13 (pollen season) back to MERV 11 for fall
  • Vacuum the filter housing while the old filter is out — dust accumulates on the edges

Condensate System

  • Flush the condensate drain line one final time with vinegar
  • Clean the condensate drain pan under the air handler — wipe it dry and check for rust or cracks
  • Test that the drain line flows freely by pouring a cup of water into the drain pan and watching it exit

Vent Registers

  • Remove all supply and return vent covers throughout the house
  • Wash them in warm soapy water, rinse, and let them dry completely before reinstalling
  • While covers are off, vacuum as far into the ductwork as your vacuum hose reaches
  • Look for visible dust buildup, debris, or discoloration inside the ducts

When to Schedule Professional Duct Cleaning

The EPA recommends professional duct cleaning when you see visible mold growth inside ducts, when ducts are infested with vermin or insects, or when ducts are clogged with excessive dust and debris. In North Houston, the combination of summer humidity and continuous AC use makes professional duct cleaning more necessary than in drier climates.

  • Schedule duct cleaning every three to five years, or every two to three years if you have pets, allergies, or smokers in the home
  • Choose a company certified by NADCA (National Air Duct Cleaners Association)
  • A legitimate duct cleaning takes three to five hours for a typical home — anyone offering to do it in an hour is not doing a thorough job
  • Combine duct cleaning with evaporator coil cleaning and blower motor cleaning for a complete system reset

Preparing for Heating Season

Texas heating season is short and mild compared to northern states, but your furnace or heat pump still needs attention before its first use:

  • Run the heater for a few minutes before you need it — the initial burn-off of summer dust on heating elements creates a burning smell that is normal but unpleasant
  • Check the thermostat to ensure it switches properly between cooling and heating modes
  • Inspect and clean the heat exchanger area if accessible
  • Schedule a professional HVAC tune-up that covers both heating and cooling components

End-of-summer HVAC maintenance is the closing bookend to the spring tune-up you did in April or May. Together, they keep your system efficient, your air clean, and your energy bills as low as possible through every Texas season.
